Investor Partnerships
Build what cannot be replicated.
ATOM is the first of a new portfolio. We're opening a limited number of partnership opportunities for investors aligned with our vision.
The Thesis
A new standard for the Hudson Valley.
The Hudson Valley is in the middle of a generational shift. Buyers from New York City want architecturally serious, energy-efficient, technology-integrated homes — and the existing inventory rarely meets that bar.
Atom Building Technologies is positioned to be the developer that defines that next standard: limited, design-led, performance-engineered residences in protected lakefront and mountain settings.

Market Opportunity
Demand is here. Supply is not.
Hudson Valley demand from NYC migrants and hybrid-work buyers has outpaced new high-performance supply for three consecutive years. Atom is purpose-built to close that gap.
$1.2T
U.S. second-home market — record demand from NYC buyers seeking architecturally serious, energy-efficient homes within 90 minutes of the city.
<3%
Share of Hudson Valley inventory built to Passive House standards — a structural supply gap in the segment Atom serves.
60 min
Drive time from Midtown Manhattan to Greenwood Lake — the sweet spot for the modern weekend / hybrid-work buyer.
Why Atom
Four pillars of how we build.
01
Architecturally Distinct
Every Atom residence is conceived as a one-of-one — sited, oriented, and detailed for its land. We build homes that hold their value because they cannot be replicated.
02
Passive House Engineering
High-performance envelopes, net-positive energy strategies, and certified windows lower operating costs and create a defensible quality differentiator at the top of the market.
03
Hudson Valley Focus
We acquire protected, view-secured parcels within commute of NYC — markets where supply is constrained and buyer demand for design-forward second homes continues to grow.
04
Integrated Delivery
Architecture, construction, and brand are unified under one team. This eliminates margin leakage and protects the timeline, quality, and exit narrative.
Returns Framework
How partnerships are structured.
Atom partners on a project-by-project basis. Each opportunity is underwritten independently, with terms disclosed in full before commitment.
Project-level co-investment
Single-asset SPVs with defined entry, hold, and exit. Ticket sizes from $250K. Pro-rata participation in development profit on sale.
Targeted return profile
We underwrite to a 1.25–1.4× equity multiple over a 24–36 month hold, net of fees. Returns are project-specific and disclosed in the brief.
Aligned sponsor economics
Atom co-invests on every project alongside partners. Sponsor promote is back-ended after a preferred return to LPs.
Investor reporting
Investor updates covering construction progress, budget status, key schedule milestones, and market positioning, with reporting on the project’s advancement and brokerage strategy.
Indicative figures only. All projections, ticket minimums, fees, and return targets are project-specific and disclosed in the investor brief. Past performance is not a guarantee of future results.
The Team
Architecture, build, and capital — one team.
Architecture-led
Every project starts with a design vision — not a spreadsheet. Our team has shaped homes featured in regional design press across the Hudson Valley.
Build experience
Decades of combined high-performance construction experience, including Passive House envelopes, advanced glazing, and integrated home systems.
Capital discipline
Conservative leverage, contingency reserves underwritten on every project, and exit-tested pricing before we break ground.
